Commercial projects / Scope before commitment

Describe the estate. Identify the work. Price the right project.

For larger commercial enquiries, a useful first step is to distinguish the legal inspection requirement from maintenance, certified refrigerant services and plant upgrades. This page helps prepare a clear scope for office review. It is not a live procurement portal, instant quote or guarantee of subcontractor capacity.

  • Quotation agreed before any visit
  • Accredited energy assessors
  • Report lodged on the register
01 / WHICH WORK PACKAGE?

Four different briefs. No bundled certificate claims.

Select the closest type of work to review the expected evidence. The actual quotation can combine services only when qualified delivery has been checked.

What makes a substantial quotation accurate?

For a campus, hotel group, FM account, commercial estate or refrigeration portfolio, provide information in stages. A complete asset register is not necessary to make first contact, but firm prices and programme dates may depend on a paid technical survey.

  1. Organisation and decision maker: business name, work email and suitable contact.
  2. Site list: addresses, building count and geographical spread; unknown locations can be identified for follow-up.
  3. Plant and documents: equipment type, approximate counts, rated cooling output, existing TM44 reports and relevant refrigerant records where available.
  4. Required outcomes: statutory inspection, specialist servicing, compliance review, repair or replacement feasibility; distinguish essential from optional work.
  5. Procurement and access: deadlines, out-of-hours limitations, permits, purchase-order requirements and the preferred pricing format.

Do not put security codes, special-category personal information or confidential customer records into an unverified public form.

How a managed subcontractor programme should operate

Our office first reviews the brief and identifies missing technical detail. Before confirming a non-TM44 workstream, it must verify competent and insured specialist availability, relevant certifications, geographical reach, actual trade rates and responsibility for reports or repairs. We then define scope and exclusions in a written quotation. Neither a submitted enquiry nor an initial desk review reserves a technician.

Commercial terms can be agreed by project or by phased sites, but no price, gross margin, national supply or report turnaround is guaranteed in advance. Statutory responsibilities continue to rest with the relevant operator or responsible person.
