TM44 inspections for commercial buildings020 3811 8331

Large cooling plant / Specialist works

From inspection findings to a properly scoped chiller project.

Chillers and central cooling plant can be major operating and capital expenditure items. A TM44 report may identify energy-performance opportunities, but statutory inspection is not maintenance, a repair diagnosis or authorisation for replacement. We can review the requested scope and explore specialist subcontractor availability before proposing a commercial work package.

  • Quotation agreed before any visit
  • Accredited energy assessors
  • Report lodged on the register

Which commercial work might need a specialist?

Large offices, hotels, healthcare premises and managed estates may request a plant condition survey, preventative maintenance, fault assessment, controls optimisation or feasibility review for replacement. These are distinct activities, and none can be priced reliably by applying a generic fixed fee to every chiller.

  • Chiller or central plant condition review, including equipment and maintenance-history inventory.
  • Planned service schedule and safe access requirements.
  • Fault diagnosis or repairs by an appropriately qualified specialist, separately authorised.
  • Replacement or retrofit feasibility with system design, operational constraints and lifecycle costs assessed.
  • Separate accredited TM44 energy inspection and, where applicable, certified refrigerant-related duties.

A report recommendation is a starting point for technical review, not proof that replacement is mandatory or will deliver a particular saving.

Why project scope matters to the quotation

Tell us whether the requirement is an inspection, maintenance contract, known fault or planned upgrade. The right subcontractor depends on the chiller type, refrigerant, plant size, age, manufacturer, controls, location and permitted shutdown windows. Critical cooling, structural access, lifting operations or out-of-hours installation can substantially change the work package.

We will not advertise verified chiller commissioning, refrigerant-handling or manufacturer-authorised work without the necessary contractor evidence. Commercial pricing, site visit availability and exclusions are confirmed only after technical scoping.

Separate statutory duties remain separate

In England and Wales, a qualifying air-conditioning installation may require an accredited energy inspection under the more-than-12-kW TM44 framework. Refrigerant leak-check, handling, recording and recovery obligations follow their own F-Gas rules and certifications. An EPC or MEES assessment addresses other building duties. None of these reports should be sold as a substitute for the others.

What to provide for a specialist scope review

  • Building location, site contact and number of plant items.
  • Plant make/model and capacity, if documented.
  • Known fault symptoms or planned performance objective.
  • Existing TM44 reports, maintenance history and available equipment records.
  • Refrigerant type and charge if known; otherwise mark UNKNOWN.
  • Operational restrictions, permits, roof/crane access and intended project timetable.

The initial enquiry can be brief. A paid survey or independent technical design may be needed before a detailed repair or capital-works quotation. Any service offer remains conditional on qualified, insured contractor availability and signed terms.
