TM44 inspections for commercial buildings020 3811 8331

Refrigeration estates / Specialist subcontractors

Refrigeration compliance needs the right certified specialist.

Supermarkets, cold stores, distribution premises, hotels and other commercial operators may have substantial refrigerant equipment and a separate need for TM44 assessment of comfort-cooling plant. We can review the initial building and equipment brief and, where verified partner capacity exists, scope a specialist quotation. We do not claim to carry out F-Gas work without appropriate certification.

  • Quotation agreed before any visit
  • Accredited energy assessors
  • Report lodged on the register

Different equipment, different statutory tests

F-Gas duties may apply to stationary refrigeration, air-conditioning and heat-pump equipment, with leak-check responsibilities determined by the applicable refrigerant rules, charge and equipment conditions. A TM44 energy inspection uses the qualifying air-conditioning system's effective rated cooling output and is not a refrigerant leak test. Not all refrigeration equipment falls within TM44.

A store with chilled display cabinets and a separate comfort-cooling system should not be assessed as though all equipment follows one legal timetable. Verify equipment identities and relevant operator responsibilities before conclusions.

Official F-Gas leak-check requirements

Potential high-value work packages

  • Review asset schedules, refrigerant charges and historic leak records for multiple sites.
  • Scope required specialist leak checks, repairs and follow-up confirmation as separate certified activities.
  • Assess whether separate TM44 comfort-cooling inspections are due and appropriately accredited assessors are available.
  • Coordinate phased site access with operational constraints and refrigeration criticality.
  • Provide separate quotations and documentary deliverables for each authorised workstream.

These are possible project scopes, not a claim that a subcontractor is contracted or that a particular activity is legally required at every site.

Certification, repairs and customer protection

UK government guidance requires appropriate qualifications for individuals handling F-Gas, and company certification for businesses performing relevant work on stationary equipment operated by others. The appointed specialist's status, insurance, geographic capacity and legal role must be checked before work is offered as confirmed. Any repair, gas handling or decommissioning must be performed by the suitably qualified contractor.

What to send for a multi-location quote

Send a location list, approximate equipment count, model and refrigerant information if known, existing records, required access times and operational constraints. Missing data can be flagged UNKNOWN. A preliminary review can identify whether a paid technical survey or several specialist scopes are needed before firm pricing.

We do not advertise guaranteed fixed margins, next-day engineer dispatch or a combined certificate. A request is subject to staff review and specialist availability.
