TM44 inspections for commercial buildings020 3811 8331

TM44 inspection quotations

Request a TM44 inspection quote. We’ll establish the right scope.

A credible quote should say which systems will be assessed, who can inspect them and how the reporting is handled. Begin with the essentials; a complete cooling-plant schedule can follow if you have one.

  • Quotation agreed before any visit
  • Accredited energy assessors
  • Report lodged on the register

If online submission is unavailable, you can reach the TM44 office directly. This does not reserve an assessor or confirm an inspection appointment. Please include the building address and your deadline.

ARE YOU HERE TO CHECK AN EXISTING REPORT?

Find the right next step before requesting a new inspection.

Some visitors need an inspection quotation. Others already hold a document or need to understand whether their cooling system may be in scope. Choose the most relevant route; a search result alone does not determine statutory compliance.

01 / EXISTING REPORT

I have a TM44 report or certificate number.

Check the document type, exact building, inspection date, assessor and cooling plant. The guided checker sends you to the government search where applicable; it does not run an official lookup itself.

Review existing report evidence
02 / UNSURE ABOUT CAPACITY

I'm not sure whether my building needs TM44.

Review the more-than-12 kW threshold and how separately installed cooling units may be grouped under relevant control in England and Wales. Scotland and Northern Ireland require nation-specific guidance.

Check the cooling-capacity guidance

Ready for an inspection quote? The office will still need to confirm plant scope, assessor availability and the proposed fee before an appointment is accepted.

A QUICKER FIRST CONVERSATION

Four details move the enquiry forward.

No paperwork hunt before you can ask for a price. If the installed cooling capacity or previous inspection reference is unknown, say so, we'll identify what needs verifying.

01Where is the building?

Full address or postcode. For portfolios, tell us where sites are located and roughly how many you manage.

02What equipment is there?

Split units, VRF, rooftop plant or chillers if known. A guess at the cooling kW is less useful than an honest 'not sure'.

03What is driving the enquiry?

A first inspection, an expired report, property transaction, missing records, new installation or a planned renewal.

04Can the assessor access the plant?

A facilities or site contact and any known roof, security, out-of-hours or clinical operating restrictions.

A MANAGED INSPECTION PROCESS

From first enquiry to a confirmed inspection.

You stay in control of the booking. No automated time slot is represented as available until our office and the customer have confirmed it.

  1. Enquiry

    Tell us about the building

Send the full address, known cooling systems and any deadline. An asset schedule is helpful, not required for the initial request.

  2. Office review

    We review scope and price

Our office checks the plant, accreditation requirements, access and what the quotation includes. Nothing is booked at this stage.

  3. Office proposal

    We offer an inspection window

Once you accept the quotation, our office proposes available dates and an arrival window. Typical weekday options are 08:00–12:00 or 12:00–16:00, subject to confirmation.

  4. Customer decision

    You confirm or request another

You explicitly accept the offered slot or ask us to propose an alternative. Only a customer-accepted slot can progress to assessor assignment.

  5. Delivery

    Inspection, report and lodgement

An appropriately accredited assessor attends the confirmed scope. Reporting and lodgement are handled under the agreed quotation and applicable jurisdiction.

BOOKING EXPERIENCE / INTERACTIVE DEMONSTRATION

Approve the time, or ask us to change it.

After a written quote is accepted, our office can propose an arrival window. You decide whether to accept or ask for another. This example uses invented appointment windows and does not check availability, contact an assessor, or create an appointment.

Live availability, cancellations, assessor travel, fees and any property access conditions are agreed separately. An enquiry alone never reserves a date.

What happens after a genuine enquiry?

The office reviews the property, likely cooling systems and any existing TM44 report, then confirms whether further technical details are needed before a quotation can be agreed. This is an initial scope review, not a guaranteed appointment or an instant compliance determination.

01

We identify what's missing.

We may ask for system types, approximate cooling output, previous report or plant-room information if those details affect the accredited assessment.

02

We confirm what will be priced.

The proposed quote should state visit scope, assessor requirements, reporting and lodgement responsibilities, VAT and access or travel assumptions.

03

You decide whether to proceed.

No inspection is booked simply by preparing or sending an enquiry. The appointment, fee and report process must be explicitly confirmed.

What information helps us prepare your quotation?

Start with the essentials. These are our standard quotation questions; share what you know and tell us where information is unavailable. You do not need to answer everything before contacting the office.

View our 10 quotation questions
  1. Full property address and postcode

Please confirm the complete address of each building to be inspected, if not already supplied.

  2. Number of air conditioning systems

How many outdoor condensing units and associated indoor units are installed?

  3. Make, model and cooling capacity (kW)

Please provide these details if known. Photographs of equipment labels can help.

  4. HVAC equipment schedule or asset list

If available, please attach a copy when replying to our email.

  5. Additional HVAC equipment

Are there any VRF/VRV systems, chillers, air handling units (AHUs) or other cooling systems serving the building?

  6. Previous TM44 inspection report or certificate

Please provide a copy if the building has been inspected previously.

  7. Maintenance and F-Gas records

Are any recent service records or equipment documentation available?

  8. Scope of inspection

Which buildings, blocks or systems should be included? Please confirm any areas excluded from the request.

  9. Site access arrangements

Are there any safeguarding requirements, visitor inductions, permits or restrictions on inspection times?

  10. Preferred inspection date

Is there a particular deadline or timeframe for completing the inspection?

An asset schedule, photographs of equipment labels or a previous report can help us establish the scope. Attach relevant documents when replying to the office. Please avoid access codes, photographs identifying people and unrelated personal information.

Scope, fee and appointment / common questions

Questions before requesting a TM44 quote

How should I request an inspection quotation?

Start with the building address, reason for the request and any known cooling plant or previous report. Use the office contact route identified on this page for a genuine enquiry. The office needs to establish the inspection scope before confirming a fee or appointment.

Find the office contact options
What if I do not know the system capacity or unit count?

Give the location and the information you do know, and mark uncertain details as unknown. Existing reports, equipment labels or an asset schedule may help later. An unsupported capacity guess can create an inaccurate scope; complete technical information is not required just to begin a discussion.

See which details can follow later
How soon can an inspection take place after a quote?

A quotation does not reserve an assessor. Agree the actual date, arrival window, plant access and any out-of-hours arrangements separately. Report production and lodgement timing also need confirmation. Do not rely on a generic national next-day or fixed-turnaround promise.

Explain an urgent deadline to the office
Does requesting a price commit me to paid inspection work?

An initial scope request does not itself authorise an inspection or accept its fee. Review the written quotation and terms before proceeding. If a separate preliminary visit or consultancy service would be chargeable, its scope and cost should be agreed before that work begins.

Review the service terms
What should I check is included in the quotation?

Confirm the premises and systems covered, assessor scope, site attendance, report, lodgement responsibilities and VAT. Check access, parking, travel, additional plant or repeat-visit assumptions. A quotation is not a blanket guarantee that every separate building duty or future system change is covered.

Check fee drivers and scope assumptions
Can I ask for a quotation covering several properties?

Yes. Start with the site list and available reports, identifying jurisdictions, known plant, deadlines and local contacts. Request site-by-site scope and pricing assumptions so unknown equipment, travel and phased visits are visible. An estate enquiry does not confirm nationwide assessor availability.
