Start with the address and purpose
For a first enquiry, identify the exact building and why you need an inspection: expiry, missing report, newly installed cooling, landlord handover or a larger estate review.
Optional equipment and site information / Browser-only draft
If the office needs more information after your first enquiry, this optional checklist helps you prepare it. Unknowns are acceptable. The technical builder below runs in your browser and can copy a draft for your own review; it does not submit or store an enquiry with TM44.uk.
Start with the short enquiry first. A building address and the reason for the inspection are enough for an initial conversation. The more detailed information helps the office define what an accredited assessor needs to inspect, but this browser-only draft is not connected to customer storage or email delivery.
A complete technical brief avoids vague pricing and repeat visits. It should separate verified equipment facts from unresolved information.
For a first enquiry, identify the exact building and why you need an inspection: expiry, missing report, newly installed cooling, landlord handover or a larger estate review.
List system types, approximate unit counts, rated cooling capacity from genuine manufacturer records and available TM44 report references. Leave uncertain entries as 'not known'.
Describe the relevant building areas, safe entry arrangements, access contact and permissible attendance windows. Do not disclose door codes, security credentials or identifiable occupants.
The office must confirm the equipment scope, suitable accredited assessor, price and VAT, attendance arrangements, report/lodgement deliverables and expected reporting timeline before accepting a booking.
Equipment make/model, number of cooling systems, effective rated cooling output and prior reports are helpful but not mandatory for an initial contact. The England and Wales statutory threshold is more than 12 kW effective rated cooling output, including relevant smaller units controlled by the same person within a building. Electrical input and heating output are not substitutes for the actual rated cooling capacity.
If you are not sure how systems are grouped or who is responsible for plant operation, record UNKNOWN. A properly accredited assessor can help establish the technical inspection scope; a browser-only checklist cannot certify statutory compliance.
These are illustrative technical situations, not completed customer projects or advertised fixed-price inspection packages.
Share the manufacturer models, numbers of actual systems, building address and whether the same operator controls all units. Do not guess rated output or count every multi-split indoor head as independent outdoor plant.
Build an initial equipment listIdentify which areas and cooling installations are landlord-operated and which are controlled by tenants. One report reference does not automatically describe every separate technical system in the property.
Understand technical controlExplain safe access conditions and plant restrictions without sharing confidential credentials. The assessor should scope work around authorised entry; an energy assessment is not permission to shut down critical cooling.
Plan critical-system accessThe optional builder below stores inputs temporarily in the current browser page only. It does not send them to TM44.uk or save them to a customer account. If you select Copy technical information, the prepared text is placed on your device clipboard, where other software or people using the device may be able to access it. The clipboard action is not a private encrypted submission.
Do not enter personal identifiers, building access codes, confidential security procedures, tenant details or sensitive photographs. A private follow-up link, document upload or transactional notification is available only if a separate TM44-only secure backend has been verified and explicitly enabled.
Your initial enquiry should be short. These details are helpful after you make contact, so our team can determine the appropriate assessor, scope and quotation. All technical fields are optional.
For a school, specify the new block or building within the estate
Approximate number, if available
Approximate number linked to the outdoor equipment
A photograph of a technical label may help your office later
List any other HVAC plant serving the assessment scope
Say unknown if the existing paperwork cannot be located
Describe what documents you have; secure upload will be added after the storage gate
Optional evidence; do not supply unrelated personal data
New block only, or other buildings within the site?
Visitor registration, inductions, permitted times and rooftop access
A firm deadline or an approximate timeframe
When the secure document service is enabled, customers will be able to add a plant schedule, existing report, equipment-label photos or maintenance records to their private enquiry. Document uploads are not enabled in this browser-only tool.
For school premises, do not upload photographs identifying children or unnecessary personal information. We only need relevant plant and building access details.
This tool prepares a draft on your device. It does not save answers to a TM44 account, upload documents or send an enquiry or email. Copy the brief for your own review and contact the office through the enquiry page to agree how to share it.
Where a live enquiry has actually been submitted, the office reviews equipment complexity, accredited-assessor suitability, access constraints and reporting needs, then asks only for the details required to produce a scope and quotation. Technical follow-up is not a booking confirmation or statutory report.
Any inspection fee, VAT, travel or out-of-hours costs and report lodgement arrangements must be agreed separately. An independent TM44 assessor must complete the qualifying energy inspection and produce the report; an equipment checklist does not issue certificates.
The technical information above is optional and its copy button never submits a customer request. To contact the office, use the appropriate route below or call 020 3811 8331. The technical information builder does not send an enquiry.
